Block Y is the dynamic follow-up to Thrush's success at Block X. Set in the burgeoning West Loop Gate neighborhood at Madison and Throop Streets, Block Y offers heavy timber lofts, new construction concrete lofts, mid-rise condominiums and townhome/SkyPlexTM units. The concrete loft building features 27,000 square feet of ground floor retail space. The two hundred fifty five unit development, located across from Skinner Park, is the only West Loop community on a park. As of August 2003, all lofts, condominiums and townhomes are sold-out and occupied. Construction and renovation on the former Barrett Bindery began in Spring 1999 with financing provided by Cole Taylor Bank.
 

First occupancies of the heavy timber lofts began in May of 2000. Construction of Phase II and III, the concrete loft and mid-rise condominiums, was completed in early 2002 and first occupancies began in December of 2000. The Townhomes were the final phase and construction began during Summer 2000 and was completed in Spring of 2002.

Fitzgerald & Associates was the architect for Block Y. Prices ranged from $119,900 to $624,000. The development will generate $82 million in revenue. In 2002, the Home Builders Association of Greater Chicago awarded Block Y with one Bronze Key Award, Two Silver Key Awards and the coveted Crystal Key Award.
